Decatur Launches Short-Term Rental Application Portal

The City of Decatur will launch its Short-Term Rental (STR) application portal on Wednesday, April 1, 2026, at 10 a.m., enabling property owners to start the permit application process online.

At that time, users will be able to access the portal and submit applications for short-term rental certificates under the city’s new regulatory program.

A direct link to the portal will also be available on the Planning Department landing page on the City of Decatur website.

The Decatur Planning Department stated that staff are ready to start reviewing applications right away and expects most completed applications to be processed within 7 to 10 business days.

Planning Director Chad Bowman stated that the new system establishes a consistent and transparent process.

“This system brings consistency to how short-term rentals are reviewed and approved,” Bowman said. “It provides property owners with a clear pathway to operate responsibly, while also ensuring that each complete application is evaluated fairly and meets the standards designed to protect neighboring communities.”

What Applicants Should Have Ready

Property owners are encouraged to prepare the following information before beginning the application:

  • Proof of property ownership or authorization to operate the rental
  • A description or plan showing off-street parking accommodations
  • Contact information for a local owner or agent within 50 miles
  • Confirmation that the property is ready for the required safety inspection

Having this information ready will help avoid delays in processing.

What to Expect

Once submitted, applications will be reviewed by city staff to ensure compliance with established standards, including parking, safety, and operational requirements.

Applicants will receive confirmation once their submission is successfully received.

Applicants may be contacted if additional information is needed during the review process.

A 90-day grace period is in place to allow time for education and compliance before monetary fines begin.

Due to anticipated demand, users may experience brief delays when accessing the portal shortly after launch.

Application Availability

The City of Decatur will approve up to 150 short-term rental permits within eligible residential areas, as established by ordinance.

Applications will be reviewed in the order they are received once submitted and deemed complete.

Property owners are encouraged to submit complete applications as early as possible.

Submitting an application does not guarantee approval. Applications must be complete and meet all requirements.

Incomplete applications may delay review and are not considered received until all required information is submitted.

About the Program

The short-term rental program sets standards for properties used for overnight stays of less than 30 consecutive days. Requirements include proper spacing in residential areas, off-street parking, safety inspections, and local accountability.

City officials said the program is designed to provide a predictable process for property owners while protecting neighborhood stability.
